When it comes to purchasing a brand new home here on Burke Mountain, depending on the builder, I have relationships with many of the sales teams and can leverage those relationships for your benefit when it comes to things like negotiating the purchase price, lowering the required deposit amount, being "first on the call list" when new homes are released, etc. I represent your interests as "The Buyer" and can explain the contract terms to you so you know exactly what you are getting yourself into.
A new home contract is significantly longer and more onerous on the buyer, and if you have no representation when something goes sideways, you are on your own. You may not realize that many of the sales teams in the show homes are not licensed Realtors® and will barely explain the terms of the contract to you. This is a huge investment, and considering that for a Buyer, working with a Realtor® is absolutely FREE, the question is why wouldn't you want that?
I also make sure all paperwork is forwarded to the right legal professionals so that nothing gets missed - you just have to show up at the lawyer's office to sign off on your purchase. I create a checklist for you and keep you on track to make sure all of the necessary tasks of your home purchase are taken care of - providing you with contacts for home insurance, gathering any documentation your mortgage broker may need, etc.
